areas, and restrict access to Wallaces Grant Drive. Several parcels located to
the north and west of the parcels are zoned for and occupied by heavy
industrial uses. Staff recommends in favor of this request.
PLANNING BOARD ACTION: On January 3, 2007, the Planning Board
voted 10-0 to recommend approval of this request and to advise that it is
consistent with the Iredell County Land Use Plan.
1) Prohibited Uses for CASE NO. 0701-2:

• Scrap Metal Dealers
• Auto Repair Garages
• Coal & Wood Yards
• Cotton Gins
• Cotton Waste Processing
• Feed & Seed Dealers
• Fertilizer Manufacturing
• Flour & Seed Mills
• Hatcheries
• Livestock Sale Barns
• Meat Packing and Poultry Processing Plants
• Tire Recapping Businesses
• All Special Exceptions
• Quarries
• Explosive Manufacturers
• Foundries that are fired by coal or fuel oil
• Animal Rendering Operations
2) A 30 foot buffer to abutting residential lots and screening to be included at residential buffer
areas once lots change to industrial use.
3) Wallaces Grant Drive to be used for emergency access or egress, only.
Keith Klono, an economic developer for the South Iredell Community Development
Corporation, said the property would be added to larger tracts in the business park and then
promoted for development. He said the corporation had met all the requirements for the
rezoning, and he requested approval.
Due to no one else desiring to speak, Chairman Norman adjourned the hearing.
OTIO by Commissioner Robertson to approve the zoning map amendment and
to make a finding that approval was consistent with the adopted Iredell County Land Use
Plan and that said approval was reasonable and in the public interest due to its consistency
with the Iredell County Land Use Plan; as a result, said approval furthers the goals and
objectives of the Iredell County Land Use Plan.
VOTING: Ayes — 5; Nays — 0.
Chairman Norman declared the meeting to be in a public hearing.
