ZONING HISTORY: This property has been zoned RA since countywide zoning took effect in 1990. This parcel is also within the Brawley School Road Roadway Protection Overlay District. STAFF COMMENTS: This property is located within the Transitional Area of the Brawley School Road Small Area Plan. This request has also taken into consideration its proximity to residential development; the applicant has agreed to provide a screening device pursuant to the Zoning Ordinance requirements (not an ordinary requirement when RO adjoins other residential zoning). This condition could set a strong precedent for future transitional rezonings in the area, should those properties follow suit. This will serve as a suitable buffer between residential and office uses along Brawley School Road. Staff finds this request in harmony with the Small -Area Plan and therefore recommends in favor. PLANNING BOARD ACTION: On July 5, 2006 the Planning Board voted unanimously (10-0) to recommend approval of this request. No one else desired to speak, and Chairman Tice adjourned the hearing. 10
