zoning. This type of zoning is not characterized as quasi-judicial, and as such, conversations
with concerned citizens are allowed. (This is different from conditional use districts where
permits are issued.)
Planning & Development Director Ron Smith said a timeline for each option would be sent
to the board members.
A discussion occurred regarding Unified Development Ordinances (UDO). Catawba County
combined its small area plans into one comprehensive document that was approved in
January. Municipalities were not included in Catawba's UDO. Gaston County, however,
plans to include its 14 towns in a UDO that might be adopted in early 2008. In addition,
Planning & Development Director Smith said that while employed with a previous employer,
he worked with Wilson County on a UDO project.
The board members showed interest in the UDO concept, and Real Estate & Building
Industry Coalition (REBIC) Regional Director Jerry Campbell said that once Gaston's UDO
was approved, he would get a copy to Iredell County.
Other:
County Manager Mashburn said one topic needing further exploration was water
quantity. He said this would be a part of the 2008 Winter Planning Session. (Planning Board
member Jerry Santom suggested that ancillary issues be addressed too, such as water tanks.)
